Preliminary Plan w/street extension

You are hereby notified that the Cranston City Plan Commission will meet to review the Preliminary Plan for a proposed minor subdivision with street extension known as “Equestrian Estates II”.  This new minor subdivision supersedes the previous major subdivision / residential planned district (RPD) proposal “Equestrian Estates” in its entirety.  This public hearing will be held on Tuesday, August 2nd, 7:00 P.M., in the City Council Chamber of Cranston City Hall, 869 Park Avenue.

The subject parcel is located on Laten Knight Road, Assessors Plat 28, Lot 11 and is zoned A-80.  The property owners and applicants are Lawrence D. and Elizabeth Moses of 151 Laten Knight Road, Cranston, RI.

The applicant proposes to subdivide the 15.85 acre parcel into five (5) lots; four (4) new single-family house lots, and one 7.8 acre lot for the existing home and agricultural complex.  The proposed private roadway is allowed by-right within the A-80 zone and the proposed building lots conform to area and frontage requirements as prescribed under the Cranston Zoning Code.  The lots are planned to be serviced by private wells and public sewer.

As an abutting property owner, you are invited to attend this public hearing at which time, plans will be presented for public comment and City Plan Commission review.   Plans for this major subdivision may be reviewed prior to the meeting in the Planning Department, Room 309, Cranston City Hall, during regular office hours, 8:30 A.M. – 4:30 P.M., Monday through Friday.  Additionally, all application materials and staff recommendations will be posted to the Planning Department website prior to public hearing at the following address:  https://www.cranstonri.gov/departments/planning/

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting.  Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3136, seventy-two (72) hours prior to the meeting date.
