Preliminary Plan

You are hereby notified that the Cranston City Plan Commission will hold a public hearing to review the Preliminary Plan for a proposed fourteen (14) lot major subdivision entitled “Briarwood Estates “.  This public hearing will be held on Tuesday, August 1, 2023, at 6:30 P.M., in the City Council Chamber of Cranston City Hall, 869 Park Avenue.

This proposed subdivision will create twelve (12) additional lots on two parcels designated on Assessor’s Plat No. 18/3 as Lot No.1026 at 1365 New London Avenue, and as Lot No.1023 at 1375 New London Avenue, Cranston, RI.  Lot No. 1026 is owned by Edward Pelli. Lot No. 1026 is owned by Leonard A. Reali and Carol Reali. The applicant is Universal Realty, LLC.  The existing parcels of land contain 252, 352 +/- square feet.  The parcels are zoned A-8 residential for single family dwellings. 

The plan proposes to retain the two existing houses at 1365 and 1375 New London Avenue.  The remaining acreage will be divided into the twelve (12) new residential lots for single family dwellings.  The proposed subdivision is a use allowed by-right within the Cranston Zoning Code and is consistent with the goals and policies of the Cranston Comprehensive Plan.

All staff reports, recommendations, and the PowerPoint slide presentation with additional details on this application will be posted to the City’s website and can be found on the Planning Department’s webpage at https://www.cranstonri.com/departments/planning/.  If you are unable to access the internet, you can contact the Cranston Planning Department directly at 780-3222 and paper copies will be mailed out to you.

As an abutting resident, you are invited to attend this public hearing at which time, plans will be presented for public comment and City Plan Commission review. The application may be reviewed prior to the meeting in the Planning Department, Room 309, Cranston City Hall, during regular office hours, 8:30 A.M. – 4:30 P.M., Monday through Friday.

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting. Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3136, seventy-two (72) hours prior to the meeting date.
