Preliminary Plan – Unified Development Review

You are hereby notified that the Cranston City Plan Commission will meet to review the Preliminary Plan for a proposed Minor Subdivision entitled “76-82 Batcheller Avenue and 75 Urbana Street Replat” with requested dimensional variances. This public hearing will be held on Tuesday, December 3, 2024, at 6:30 P.M., in the City Council Chamber of Cranston City Hall, 869 Park Avenue.

The subject parcels are located at 76-82 Batcheller Avenue and 75 Urbana Street and designated as Assessor’s Plat 8-1, Lots 258, 259, 260, 261, and 293. The property owner and applicant are Cranston Duplexes LLC / Priscilla Szneke of 84 Bay View Drive, Jamestown, RI 02835. The property is zoned B- 1.

The 5 parcels combined are 32,913 +/- square feet. Four two-family residences exist on the site. The proposal is to replat the 5 parcels into 4 parcels, allowing each structure to stand on its own lot. The subdivision requires zoning relief because the pre-existing structures at 75 Urbana Street and 82 Bacheller Street have less than the required 25-foot front setback from the property line.

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting.
