AN ORDINANCE AMENDING THE ZONING ORDINANCES
OF THE CITY OF WARWICK
RHODE ISLAND CUSTOM BUILDERS, APPLICANT
 1187 POST ROAD
ASSESSORS PLAT 296, LOTS 162 & 579

Be it ordained by the City of Warwick:

Section I: The Zoning Map and the Record Book of Lot Classifications which are a part of the Zoning Ordinances of the City of Warwick are hereby amended by changing the classification of the following described premises from Residence A-7 / General Business to Residence A-7 / General Business Planned District Residential with wavers to conform with the residential nature of the area and overly requirements of the PDR zone in support of an 11 unit development:

Lots 162 & 579 on Assessor’s Plat 296 as said plat appeared in the Tax Assessor’s office on December 31, 2023 are hereby changed from Residence A-7 (A-7) / General Business (GB) to Residence A-7 / General Business Planned District Residential (A-7 / GB PDR). The lots are set forth in the legal description and on the map attached hereto as Exhibit A.

Subject to the following conditions, waivers and stipulations:

  1. Waiver of frontage (175’ required, 169.14’ provided) and lot width (175’ required, 173.88’ provided), and parking within rear setback.

Section II:  The Clerk of the Zoning Board of Review is hereby authorized and directed to cause said changes to be made on the Zoning Map and the Record Book of Lot Classifications.

Section III:  This Ordinance shall take effect upon passage and publication as prescribed by law.
